Considering Tenants with Pets

Reason to Refuse a Pet 1:

Unreasonable number of animals considering the premises.

Reasonable Conditions:

Conditions for specific types of animals, such as dogs or cats, to be kept indoors or outdoors based on size and suitability for the premises.

Reason to Refuse 2:

Premises are unsuitable due to fencing, open space, or humane considerations.

Reasonable Conditions:

Conditions to restrict pets to certain areas of the property, such as indoors only, if the premises' outdoor space is inadequate.

Reason to Refuse 3:

Premises are unsuitable due to fencing, open space, or humane considerations.

Reasonable Conditions:

Conditions to restrict pets to certain areas of the property, such as indoors only, if the premises' outdoor space is inadequate.

Reason to Refuse 4:

Landlord resides at premises and may have specific allergies or sensitivities.

Reasonable Conditions:

Conditions specific to certian breeds or types of pets that align with the landlord's presence or health requirements if living at the property.

Reason to Refuse 5:

Contravenes local council order, by-law, or residential community rule.

Reasonable Conditions:

Conditions requiring compliance with any local or community regulations, such as keeping certain types or breeds of animals in specified enclosures.

Reason to Refuse 6:

Tenant refuses to agree to reasonable conditions proposed by landlord.

Reasonable Conditions:

Additional conditions related to hygiene or regular cleaning, particularly for larger animals or pets unknown to cause significant shedding or odor. 

Other Considerations

Noise

The Tenant/s agree that their pet will not cause a nuisance, or breach the reasonable peace, comfort, or privacy of neighbours. This can result in Termination of the Tenancy.

Micro-Chipped & Council

The Tenant/s to have their pet registered and micro=chipped if required under law & to comply with any council requirements.

Damage

The Tenant/s are to ensure their pet does not damage any furnishings or fictures to the property. To repair and make good of any damage caused at the Tenant's cost.

Steam Clean of Carpets

The Tenant/s agree and understand it is their obligation to have any carpet areas of the property professionally steam cleaned at the end of the tenancy and receipt is to be provided to the Property Manager.

Fumigation

The Tenant/s agree and understand it is their obligation to have the property fumigated upon vacating and reciept provided to an agent.
