How to get a pet approved by body corporate

Pet lovers will be pleased to know there was some favourable news recently. A recent by-law decision was passed in the NSW Court of Appeal which has taken a more pet-friendly approach to apartment living in disallowing the ‘blanket ban’ of pets in apartments in New South Wales. Strata schemes cannot unreasonably prohibit the keeping of a pet, unless in certain instances. For example, where the pet is creating any disturbances with another resident’s use and enjoyment of their place. Yet, in rented strata apartments, it is best to always check with the owner’s corporations for such restrictions and to obtain the landlord’s permission first to keep a pet. In addition to that, being aware of your obligations and responsibilities overall is crucial with companion animals, to ensure you are not breaching any rules and to take into consideration the preferences of all parties.


01. Keep documentation handy

Although the recent by-laws have allowed for more leniency in keeping a pet, it is a good idea to keep all your paperwork handy just in case. We would recommend having the following information about your pet in an application letter:

  • Specific information like the weight and size, and their temperament (don’t forget to include photos as well)
  • Your pet’s veterinary history
  • Details of your pet’s training
  • References for your pets from previous owner’s corporations, neighbours or landlords if possible
  • Any further information that body corporate should know about your pet, e.g. if you have a professional cleaner or dog walker
  • Pull on all the heart strings and be persuasive!

02. Cleanliness and hygiene

Quash any issues of cleanliness by ensuring your pet is regularly groomed and cleaned. It will be your obligation to ensure limited mess is created by your pet, therefore having designated areas where they are trained to eat and do their toilet is something to keep in mind. Furthermore, taking your pet to regular vet appointments is important as well to ensure an overall good health for your pet.


03. Keep your pet happy/ train them well

A happy pet equals a happy owner! Which means no trouble from body corporate or your landlord. Ensure your pet is kept happy, by taking your pup to regular walks or giving treats to your bird buddies. Take the time to train them well as conditions on shared property may mean that your pet is kept within the lot and for you to carry or lead them when you are on common grounds. Remember that any damages to premises or noise and nuisance caused by your pet may cause trouble with body corporate or your landlord.
