How to Get Your Rental Application Approved?

Are you on the hunt for your dream rental but keep getting knocked back? Kate Sommervelle, Principal and Director of Ayre Real Estate in Millers Point shares her advice on what agents are looking for, and tips on how to get your application to the top of the list. Kate has over 22 years’ experience in Property Management, so when it comes to finding the perfect tenant for a rental property, she has the process down to a fine art. Get an insider’s account of what’s important to Real Estate Agents. So, what are her top tips for tenancy applications?


01. Research

As Kate says, “It’s pretty simple, do your homework and be prepared before you start inspecting properties and submitting your applications.” Don’t underestimate the importance of knowing the property inside and out. The more effort you put into researching the property, the more seriously your application will be considered. “It can be very competitive to secure a rental property in a competitive marketplace, so do your due diligence and it will pay off,” she adds. Not only does it show you are interested in the property, but it also speaks volumes for your character.


02. Written References

A rental application is like a resume. You want to highlight your best traits and support your claims with trustworthy sources. Therefore, the more references, the better. Include both personal, business, employment and previous agents you’ve rented from. Plus, bonus points if you can provide one from someone with a bit of clout.


03. Tenant Ledger

This should be a simple request for your previous rental agency, it gives a good indication of the type of renter you are. Also ask for a reference from the owners of the property you rented.


04. Financial Status

You want to be able to show you are financially stable. Include bank statements, ideally for the past six months. Support this with three recent payslips, don’t use ones from months or even years ago as this will only reflect poorly on you. Finally, demonstrate your employment history by including your resume and be honest, as thorough reference checks are always undertaken.


05. Home Ownership Proof

This only applies to those who have not rented before but is crucial to prove that you are able to pay the rent.


06. Personality

For that extra gold star, be sure to show off your dazzling personality. A friendly and agreeable nature can give you that edge when it comes down to the final say. Kate suggests you “Make sure you speak to the agent at the open, introduce yourself and talk to them about your requirements. At the end of the day, when all the boxes are ticked if it’s between you and another applicant, the decision is likely to be decided by the owner based on the information at hand, so make sure you put your best foot forward.”
